How much should I bid for a co-op apartment in metro New York?

My wife and I are interested in buying a co-op in the NYC area. We are first-time buyers and are wondering if we should put in an offer much lower than the asking price — say, 15-20% — or if this is not realistic. The price of the co-op is lower than many others we’ve seen, but the maintenance fee is much higher. We like the place and don’t want to lose it by bidding too low, but we don’t want to get taken advantage of, either.
